PLANS have been proposed to build a retail drive thru coffee outlet next to a busy roundabout on the outskirts of St Columb Major.
Applicants MBFL Leisure Limited has submitted an outline planning application for a change of use of land to provide the facility on land north of Trekenning Tourist Park.
A spokesperson for White Planning Enforcement Consultancy, on behalf of the applicant, said: “The site is an agricultural field that has been used by the applicants in conjunction with their adjoining tourist caravan Park located immediately to the south.
“The field in question has been used by the holiday park in conjunction with its offering, for occupants and visitors to exercise and walk their dogs.
“The proposal is for a retail coffee and snack establishment that provides a seated and drive thru facility on the main road into Newquay, which will bring a positive meeting place and service to the local community and passing trade.
“The proposal will deliver a business that employs local people all year round to provide a skilled service as barristers and hospitality service staff to meet the needs and demands of both tourists, local residents and businesses alike, this will bring a positive contribution to the local community.
“The proposal will support the local economy by bringing employment as well as economic benefits.
“The proposal supports the economic development of the proposal region, and it will deliver employment to the area that is not solely reliant upon seasonal tourism.
“The chosen location on previously developed land, in between existing commercial developments being the tourist caravan park and the industrial estate to the north, on the roundabout at the A39, is well related to the surroundings and visual journey through this section of the Cornish landscape.
“The site is located on the edge of the settlement and industrial areas of St Columb and will bring benefits the residents and visitors alike.
“It is proven that the traffic impacts of the proposal will have no adverse impacts or safety concerns for the highways networks and that entry and exit to the site will be safe for all users.”
