MAJOR plans are in the pipeline to build more than 200 new homes in Newquay to “meet housing need.”

Pre application advice has been sought for an outline planning application for the erection of up to 225 residential dwellings, business employment start up units, with associated access, landscaping and open space on land north of Taylors Lane at Lane.

The site, which covers 11.6 hectares and comprises four agricultural fields, is located south of the Nansledan development and is accessed by West Road (A392) to the south, whilst the railway line leading into Newquay borders the site to the north.

A pre-application statement by Savills on behalf of applicant LVA LLP, states the housing scheme will help meet a shortfall of homes needed in the area.

Dan Yeates, a director at Savills, said: “The vision will be to design a green and sustainable neighbourhood at the entrance to Newquay.

“The site provides an excellent opportunity to deliver an attractive, high quality and sustainable development, to form a key part of the wider Nansledan masterplan area.

"As the masterplan for the site shows, the site has the opportunity to include network of attractive green spaces and places framed by beautiful and sustainable homes.

"New housing developed on this site will be very well connected to the wider Nansledan new neighbourhood providing a strong sense of community with a balanced mix of housing types and access to a variety of services and facilities nearby.

“Given the surrounding context, particularly the growth of Nansledan more generally, and the progress being made on the adjacent allocated site, coupled with the ongoing need to deliver housing in the face of the housing crisis declared in Cornwall, it is considered that now is an appropriate time to progress with an outline planning application for the site.

“Whilst there are specific sites at Nansledan already allocated in the Development Plan, there remains a clear need for additional housing. This will potentially be exacerbated by the fact that the adjacent site at Hendra is only expected to deliver 150 homes of the wider allocation which requires the delivery of 375 homes.

“This would leave a shortfall of 225 homes to be delivered at Nansledan in addition to land already committed for development. Coupled with this existing context, is the planning reforms published by the new Labour government to significantly increase the housing requirement for Cornwall from 2,707 homes per year to 4,454 homes per year, in order to boost housing delivery.

“There is a clear need for additional housing in this location. The latest information on local affordable housing need confirms that there are 3,203 households on the Homechoice Register who have specified a need for affordable housing in Newquay and 841 in Colan.”
