Vistry and Livewest have formed a 50/50 joint venture and jointly acquired land for 48 new homes on Viaduct Hill in Hayle.
The two partners secured outline planning permission for the site earlier this year and have now exchanged contracts to purchase the land. It will provide 30% affordable homes, to be managed by Livewest, with the open market homes to be sold by one of Vistry’s retail brands (Bovis Homes, Linden Homes and Countryside Homes).
The site is located on the southeast side of Hayle. There is good access to the town for shops and amenities as well as to the wider area via the A30. Some of the region’s most popular beaches and St. Ives are within three miles of the site.
Viaduct Lane forms part of a wider strategic land allocation that also benefits from outline planning permission, meaning the joint venture has potential opportunities to supplement and increase the number of homes it will deliver. Construction work is expected to start next year, with an estimated completion by autumn 2026.
Peter Sadler, managing director of Vistry Cornwall South West, said: “We’re really pleased to once again be working with our joint venture partner Livewest to develop this site in Hayle and to deliver a number of high-quality, mixed tenure homes, giving local people a range of housing choices.
“The strength of our partnership has been built over many years and in that time we’ve delivered many hundreds of homes together, including a high proportion of affordable homes, and we can look forward to doing the same in Hayle.”
Gareth Jones, development director for LiveWest, said: “This development will provide new, quality affordable homes.
“By working in joint venture with our valued partner, Vistry, we have helped the delivery of the site, ensuring that affordable homes are provided for the community.
“Good quality homes are the foundation for wellbeing and strong communities, so LiveWest is really pleased to be working with Vistry on this site in Hayle.
