Plans have been unveiled to redevelop a prominent hotel and its grounds overlooking the Gannel Estuary into new homes.
The Hotel California in Pentire Crescent is set for a new chapter as independent property developers, Acorn Property Group, has exchanged contracts to transform the site into 20 modern apartments and four new houses.
The former hotel that closed its doors permanently three years ago and with planning permission already approved, demolition works are scheduled to start upon completion of the sale of the site in July, with construction set to commence by the end of the year.
The proposed apartments and houses will offer the “best in coastal living” with direct water access via a private path through the grounds to the Gannel Estuary for water sports enthusiasts to enjoy swimming and activities such as, kayaking and paddleboarding.
All houses and apartments will benefit from modern green energy efficiency measures as the developer looks to target an EPC Rating of A – the most efficient level in the energy efficiency rating system.
Green initiatives planned will include ground source heat pumps, high performance window systems, solar PV panels and EV charging facilities. Highly insulate construction methods will also be employed during the build process.
Plans also include private outside spaces, carparking at basement and ground level, along with additional facilities such as surf and bike stores and external showers for washing off after walking from the beach or after a walk along the Gannel.
