Fierce bidding broke out for a one-bedroom cottage with land in the village of Treviscoe at a recent auction.
Hilltop Cottage was listed with a freehold guide of £95,000 plus but eventually fetched £160,500 when the hammer fell.
Auction appraiser James Lofthouse said: “There were more than 60 bids for this property before it eventually sold.
“Part of its appeal rested in its rural location on a generous sized plot up a lane off the main road with a good degree of privacy.
“It is need of refurbishment throughout but offers the new owner potential for development, subject to all necessary consents.”
Meanwhile, in nearby Par, a freehold parcel of woodland near Uplands, The Mount, sold for £26,500 against its guide of £15,000 plus.
In the centre of a residential area, it measures 1.82 acres (0.73 hectares). It was auctioned jointly with KLP Kitchener Land and Planning of Topsham.
Bidding at the next auction by Clive Emson Auctioneers, the sixth this year, is live from September 16, concluding 48 hours later. The deadline for lot entries is August 27, with the catalogue live on August 31.
