CONTROVERSIAL plans to build a £60-million luxury holiday resort outside of Newquay have been approved.
Councillors decided the economic benefits of the plan to construct the 400 lodge green Ridge Resort on 70 acres of agricultural land off the A392 at Colan, Quintrell Downs would outweigh the negatives.
Cornwall Council strategic planning committee held at County Hall in Truro on Thursday (November 21) heard the scheme would create 200 full-time and part-time jobs and generate £26-million a year for the local economy.
More than 350 people, along with Colan Parish Council, Newquay MP Noah Law and Colan Cornwall councillor John Fitter had objected to the scheme submitted by Abe Simpson, of Kingsley Leisure developers, as they believe it will have an unacceptable level harm to the landscape, ecology and historical setting of the area.
Residents spoke against the development at the planning committee arguing the scheme would lead to the loss of versatile agricultural land and exacerbate traffic congestion in the area.
The Green Ridge resort will include a reception area, a swimming pool, spa and indoor activity centre, food and beverage outlets, outdoor activities including a water park, splash park, playground, dog walking trail, walking trails and seasonal outdoor events areas and a series of permanent lakes
There will also be an on-site solar farm and associated battery storage facility generating enough energy for all the accommodation units.
Councillor Phil Seeva, the committee chairman, said: “There is a constant at planning, which is on balance. I think there is a relevance in this application because on one side there are concerns but above anything else what I like is the significant investment into Cornwall. It does bring jobs which is a good thing.
“I have no doubt that people coming on holiday to a premium campsite will spend money in Cornwall. On balance I support this.”
Councillor Rob Nolan added: “Tourism is changing in Cornwall and big hotels are closing down. I think there is a need for this but it is huge and I understand why residents are concerned. I do think you need the scale.”
Cllr Olly Monk said: “Clearly this is a contentious development. I think there are pros as well as cons. I think it is important we build sustainable 21st Century tourist accommodation. I think we should look at schemes like this so tourists have a different offer rather than having to stay in Airbnbs.
“Some people have said this scheme is exactly what Newquay needs but I have also heard concerns about the development.”
Councillors approved the outline planning application by five votes for and four against.
Cllr Fitter said: “The site is the green lungs of the parish. The scheme will do lasting damage to the ancient woodland. The application is not supported by Visit Cornwall who have expressed serious concerns about the development. Traffic is appalling and this development will only make it worse.”
