Plans have been unveiled to build a new care home, a hotel and housing on a site next to Newquay’s main supermarket.
A scheme has been submitted to construct a three-storey 70-bedroom care home for the over 65s and those with specialist dementia care needs on land north of the A392, next to Morrison’s.
Proposals to build a hotel and dwellings, which form part of a wider master plan for the site, are due to be submitted later.
Applicants SH Care Newquay Limited and SDI (Newquay) Limited said: “The proposed development seeks to remediate a despoiled and contaminated area of previously developed land, bringing it into a viable use through the implementation of a master plan consisting of a care home, residential apartments, and a hotel.
“On a national basis the population age is increasing yet there are only limited places available in care and dementia accommodation in the face of rising demand.
“The proposals aim to address this by providing a care home.
“The care home is to accommodate 70 frail / elderly residents, and has been designed on three storeys to promote small group living with a domestic feel.
“The building layout has been set in such a way to provide ‘neighbourhoods’ of residents which can be further sub-divided into smaller groups to reflect the needs of residents, particularly in relation to caring for people with dementia.
“These neighbourhoods are ordered over the three accommodation levels with activity rooms, lounges, hairdresser, café, cinema room, dining rooms and quiet rooms appropriately located for ease of access for all residents.
“Specially designed communal amenity spaces are provided for future residents which are safe and appropriate for those with dementia and Alzheimer’s.
“Supporting accommodation including a staff room, kitchen, laundry and storage has been located on the lower ground level in order to discreetly serve the residential accommodation, with a separate low-level service area giving direct access to the service corridor rather than food deliveries etc coming via the main entrance.
“The scale of the building is residential in flavour and not institutional in style, with pitched roofs and glazed window features to give an attractive appearance and architectural interest.
“The proposals will provide a high-quality new build care home which meets the requirements of the Care Quality Commission and will be located in a suitably landscaped setting with attractive views over the countryside.”
Newquay Town Council’s planning committee has no objection to the care home plans but believes there are issues that need to be addressed.
A spokesman said: “In principle, the town council welcomes the proposed care home development.
“However, at this stage in the planning process, it was felt that there were issues to be addressed before the scheme could be fully supported.
“Concerns were raised at the proposed level of parking provision. It was noted there would be up to 24 staff on the site at any given time and of the proposed 30 parking spaces, only six would be given over to visitors.
“Councillors were unconvinced this was a sufficient number of spaces to accommodate visitors to a facility housing up to 70 residents.”
